Domestic Electrical Testing

Periodic Inspection Reports (PIR) or as it is now known Electrical Installation Condition Report.

Periodic Inspection Reports or Electrical Installation Condition Reports is a detailed series of electrical tests and is to assess the safety and suitability of the fixed wiring. Time intervals that testing is required varies and is dependant upon the use of the premises. A new electrical installation within a house would normally require an electrical inspection after 10 years. Commercial premises would normally be electrically tested every five years.

Landlords Electrical Safety Certificates.

The term Landlord Safety Certificate is slightly misleading. There is no actual certificate by this name. It is a Periodic Inspection Report or Domestic Electrical Installation Condition Report. Again this is a detailed series of electrical tests and will establish the electrical safety of a rentable property. A full inspection should be carried out and certificated prior to the rental of any property. This should be repeated every five years. An electrical Visual Condition Report should then be conducted annually.

Visual Condition reports.

Are a lesser inspection but is still an official NICEIC certificate.

A visual condition report is a set series of tests and will establish the general safety of an electrical installation. This will highlight if any broken or damaged switches, sockets etc. or if illegal modifications have been made to the wiring.

Portable Appliance Testing. (PAT Testing)

The Electricity At Work Regulations, 1989 cover every kettle, fax, copier, computer, extension lead, etc., including 110V equipment, in a business or public place. In fact, if it is electrical and has a plug on it, whether it is in regular use or not, then it must be maintained safely. Portable Appliance Testing, or PAT Testing, is a common service to maintain electrical appliances.
